The 9 AM Phone Call That Changed Everything

My phone rang at 9:00 a.m. sharp. It was a buyer client, and she'd just spotted a house that had come on the market only hours earlier.

"What do you think of the price?" she asked. "It feels low to me."

I pulled up the listing. She was right — even accounting for the fact that photos don't always tell the full story, the price didn't match the location or the current market. In a market this hot, a house priced this well wasn't going to last the day.

So I called the listing agent to lock in a showing before anything got signed.

That's when she dropped the first surprise: the sellers were already about to accept an offer. Hours in. Before most buyers had even seen it.

That seller likely left money on the table. Not because their home wasn't desirable — it clearly was — but because their agent didn't recognize the opportunity sitting right in front of her.
